Terms & Conditions Dated 15th May 2021

We look forward to welcoming guests into our home.

When you make a booking, you are entering into an agreement with us. Please carefully read our terms and conditions of booking below.

Be assured we have a coronavirus policy is place according to Government guidelines. Upon booking you will be sent the full details.

Booking Your Stay

Following initial discussions between us, all bookings are to be confirmed by yourselves in writing ie by email and a deposit of 25% paid at the time of booking. Once a deposit has been received, a confirmation email will be sent by ourselves acknowledging receipt of the deposit, the agreed total cost of your stay and the remaining balance due to be paid at checkout.


All payments due will be accepted in cash or by bank transfer only.

Cancellation by The Guest

As we only have two guest rooms, any cancellations cause a big impact on us, especially when we have refused other bookings in favour of yours. However, we do understand that unforeseen events can occur which may affect your ability to stay with us as arranged. We are sympathetic and do our best to help in these events.

In the event that you cancel up to 72 hours prior to the planned date of arrival, your deposit will be refunded in full.

In the event that you cancel in less than 72 hours prior to the planned date of arrival, your deposit will not be refunded.

Guests who fail to arrive by 8.00pm on the planned day of arrival with no notification to us will not be refunded any deposits. 

Cancellation by Us

In the event that we find it necessary to cancel your booking, we will contact you immediately and any deposits paid will be refunded in full within three working days.

Cancellation Due to Covid 19

In the event that either you are unable to travel or we are unable to accept guests due to Government Guidance or Restrictions, or due to persons having been tested positive for Covid 19, all deposits will be refunded in full.

Proof of a positive Covid 19 test will be required to qualify for a refund.

Check In and Check Out

Check in is available between 4.00pm and 7.00pm on the day of arrival. Please advise us by telephone if you are going to arrive later.

Check out is by 11.00am on the day of departure.

Car Parking

We have our own private car parking behind a gate. However, we cannot accept any liability for any vehicles parked thereon. 

House and Room Keys

You will be provided with one set of keys, one for the main front door of our house and one for your room which allows you 24 hours a day access during your stay. These are to be handed back to us upon checkout. Any lost keys will be charged for at a rate of £10.00 per set to cover the cost of replacements.

Damage and Breakages

Please be respectful of our home. If you should accidentally spill, damage or break something, please advise us immediately. It is often easier to clean if we know what has happened and are able to act upon it quickly. We do not normally charge for minor breakages but reserve the right to charge for anything significant.


We cannot accept any liability for any damage or loss of your possessions, or personal injury to any of your party, either within Moorfields itself or its curtilage, unless it is proven that we were negligent ourselves.

Lost Property

Should we find any belongings you may have left behind following departure, we would be happy to send them to you with postage paid by yourselves.

Missing Items

We reserve the right to charge for any of our items that may be missing following your stay. These would be charged for at the current replacement cost.


We reserve the right to amend our prices at any time. Existing confirmed bookings will not be affected by any price changes.


Smoking is strictly not permitted inside any part of Moorfields. Any guests found to be smoking within any part of the building may be requested to leave immediately and may be liable for the cost of cleaning affected areas. Any outstanding nights booked but not used through this early departure must still be paid for and no refunds will be given.

Termination of Stay Policy

We reserve the right, at our discretion, to terminate, without notice, any individuals stay where deemed necessary due to their unacceptable behaviour, or as a result of their actions which may offend or endanger others. In such an event occurring, any outstanding nights booked but not used through this early departure must still be paid for and no refunds will be given.

Changes to Terms and Conditions

We reserve the right to amend these terms and conditions at any time.
